Founding Broker Terry Ruscoe (M.B.A. and General Contractor) has been able to forecast, strategize, secure and quite literally build client's holdings in the ever-growing Central Valley Real Estate Market. Both his sons Brandon Ruscoe (Broker of Record) and Jared Ruscoe (Realtor) are proud Bachelor of Science Graduates of the University of California Merced and have been in the industry for over a decade. Both have been recognized for their entrepreneurship (2018 Merced Sun Star 20 Under 40, 2016 Merced Sun Star Excellence in Business) and community involvement (U.C. Merced Fully Endowed Ruscoe Family Scholarship). In 2019 the family firm expanded to form Everything Real Estate a California Corporation and was sought out by Realogy Holdings to represent and affiliate with one of their flagship real estate sales brands Better Homes and Gardens Real Estate. These were massive steps in being able to offer our clients the best possible quality of services, marketing technology and all around resources we could offer.
ADAPTING FOR COVID & RAPID LEGILATIVE CHANGES:
From AB 1482 to an over year long eviction moratorium staying up on legislative policy changes for landlords could have become a full time job in 2020. Adding to that the "new norm" landscape in how potential tenant's viewed and applied for homes and how existing tenants coordinated and communicated with landlords during the pandemic truly turned conventional practices on their head. At Merced Yosemite Realty we considered these changes as a opportunity to evolve and improve our game. Recorded Zoom inspections were implemented. We began using the 3D Matterport technology from our real estate sales side on all our upcoming rentals so tenants could take virtual tours of available inventory. Further focus and training allowed us to create a 100% digital interaction with leasing while documenting better than ever before. We started a call to action with other local management companies to help learn best practices together and build a stronger network we could leverage for all our client's and tenants; to help keep client's properties filled and get tenants into much needed available housing. Since the start of COVID we are proud to say that we have maintained 98.6% rent collection across all our client accounts with less than 1% vacancy and have been able to keep rent rates on par with this growing market. None of these were easy tasks, but our firm and our client's portfolios are all the better for it.
WHAT IS ON THE HORIZON:
As the California housing crisis continues to mount Accessory Dwelling Units and Opportunity Zones will be major areas of focus for ours and our client's continued growth. Everything Real Estate has already partnered with Morgan Architects to form A.D.U.IT a soon to be leading Accessory Dwelling Unit design company focused on building 2nd and 3rd income rental properties on client's existing parcels. Coupled with a large portion of Merced being zoned as an Opportunity Zone development and redevelopment is on our horizon.
